Choosing a golden visa fund: a due-diligence primer

Since real estate left the menu, the €500,000 fund subscription has become the golden visa's main artery — and fund marketing has kept pace. A private client should read a golden-visa fund the way they would read any other half-million-euro illiquid position: the residency benefit is real, but it does not repeal investment arithmetic.

Structure and regulation first

Confirm the fund is a Portuguese-regulated vehicle supervised by the CMVM, that it satisfies the golden visa's conditions (including the prohibition on real-estate exposure for eligibility), and that the manager — not a distributor — is the entity you are evaluating. Ask who the depositary bank is: their statements are the evidence your renewals will lean on for years.

Match the fund's clock to the permit's clock

Your golden visa journey runs at least five years toward permanent residence — and, since Portugal's 2026 nationality-law reform, 7 to 10 years toward citizenship, counted from permit issuance rather than application — longer still when processing backlogs intervene. A fund whose maturity or redemption windows land before your journey ends creates an ugly question: redeem and endanger the permit, or be locked into extensions on the manager's terms? Read the maturity, extension, and early-exit clauses against a pessimistic immigration calendar, not the brochure's.

Fees, alignment, and the American problem

Subscription fees, 2%-style management fees, and performance fees compound meaningfully across a golden-visa holding period; model the net, not the pitch. Check the manager's own capital in the fund. And if you are a US person, assume PFIC treatment until a US tax adviser says otherwise — it can transform the investment's after-tax character entirely.
